If you've been thinking about investing, here are four major reasons why you should act NOW!

According to current data published by the U.S. Census Bureau, 75% of multifamily investors are over the age of 45. Over half of these (51.6%) hold less than five units, and they earned about 31% of their income from holding of rental properties. These statistics may astonish you, but some logical reasons account for these numbers.

Most real estate investors come to the market later in life because they are concerned about their retirement and are at their highest potential earning power, or some have inherited funds or real estate; the U.S. Census Bureau reports that 48% have inherited a home. There are four significant reasons that an investor might select real estate for investment.

  1. Cash flow: After all expenses for the property have been covered: mortgage, vacancy circumstance, repairs, property management etc., there is cash left on the table!

  2. Appreciation: As a result of our growing population—a net increase of one American every 14 seconds, according to the U.S. Census-  we could forecast to have a population in excess of 400 million in 2050 compared to today’s population of just over 318 million. Supply and demand assures that there will be a growing continued need for housing over the next 50 years. Of course, some years will surpass others depending upon supply and demand and the escalation of costs and the increased costs of construction and land/infrastructures. As long as governments keep up crucial increases in impact fees for developers, your real estate investments will continue to appreciate. The median price for a single family home was $119,600 in 2000; in May 2010, despite some of the worst economic times in 70+ years,  the median price of a single family home was $166,100, a 40% increase in value in only 10 years. Of course, appreciation will vary with the location and physical shape of the property as well as the condition of the local economy.

  3. Equity build-up: You decrease your mortgage and enlarge your equity with every mortgage payment made on underlying debt. A chunk of your payment goes toward decreasing the principal. The briefer the loan period, the faster the equity builds.

  4. Tax savings: Uncle Sam allows everyone but dealers in real estate to depreciate their investment properties on schedule E when filing annual tax returns.

You in all probability want all of these opportunities to make money. Bear in mind, though, that the government needs to pay its bills and they extract their percentage when you dispose of one of your investments. When you dispose of a property, you will be faced with a capital gains tax on the gain in worth of the property and the recapture of the depreciation. This expenditure could be deferred if you effect a 1031 tax deferred exchange to trade up from property to property.

Regardless of the magnitude of your real estate investment, you can make a return and increase your retirement. It is imperative to NOT secure the FIRST investment that comes along; rather, you should buy the BEST investment. Select an investment that you are the most comfortable with. This will give you a chance to generate some small mistakes and plan a long-term future investing in real estate.
